About 35 minutes via 680 and Highway 24 through Lafayette. Orinda sits on the same run as Lafayette, and we continue that corridor out to Berkeley and Piedmont, so we are in the area several days a week and can usually offer next-day.

Heat that cuts out partway through the cycle is the thermal cutoff or cycling thermostat opening from overheat, and in Orinda the root cause is usually a long lint-packed vent run through the hillside framing. We replace the failed thermostat kit and measure the exhaust flow, because a new part in a blocked system dies the same death.
