Before the listing goes live

A pre-listing check finds what a buyer’s inspector will flag anyway, while you still control the timeline. We run every appliance that conveys: refrigerator and ice maker, dishwasher through fill, wash, and drain, oven and cooktop ignition and temperature, washer and dryer, disposal, and any wine cooler. You get one written report per property: what works, what doesn’t, and what each fix runs once we’ve diagnosed it. Fix it before photos, or price it into the disclosure. Either way you’re deciding with real numbers instead of an inspector’s guess.

After the inspection report

Most agent calls start with a buyer’s report and a contingency date. The usual flags: a dishwasher that won’t drain, a burner that clicks and never lights, a dead ice maker, a range with a bad oven sensor. We come out, run the $75 diagnostic per appliance, and put the repair-or-replace call and the price in writing within 24 hours of the visit. When it’s done you get a completion report with the license number, the parts installed, and the warranty terms, ready for the repair-receipt addendum.

The brands in your listings

Most of a portfolio is Samsung, LG, Whirlpool, GE, Bosch, KitchenAid, Maytag, and Frigidaire, and that’s the bulk of what we do. The Danville, Alamo, and Blackhawk listings that carry Sub-Zero, Wolf, Thermador, and Miele built-ins, we handle those too.

How the money works

The diagnostic is $75 per appliance, credited when we do the repair. Repairs carry a written warranty: 90 days on consumables, one year on major parts, two years on sealed-system work. Agents who send steady work across listings can talk portfolio terms, set per account.
