Voltage-related control faults in pre-war homes. I check voltage under load at the junction first. If the board really did fail from chronic undervoltage, I replace it and put the circuit finding in writing so your electrician has something concrete.
Corroded hinges and latches at Marina Bay. Bosch dishwasher hinge cords and door latch springs at Marina Bay condos rust years ahead of inland units. The door drops open hard or the latch reads open and stops the cycle. Both hinge assemblies get replaced together, and I hit the latch microswitch with a continuity test while I am in there, since it corrodes on the same schedule.
E24 drains in Annex kitchens with old cast iron. Richmond Annex remodels run Bosch drain hoses into original cast iron branches that have narrowed with age. The pump pushes against the restriction until it overheats and flags E24. I verify the line flows before replacing the pump, because a new pump against the same restriction fails the same way inside a year.
