I evaluate the whole gas train in one pass and quote it honestly. Sometimes the right answer is a burner and valve set, and sometimes I will tell you the head is too far gone to be worth it.
- RGS oven ignition failures in older Richmond homes. In the pre-war homes around Point Richmond, an oven that will not light gets a two-part check from me: the ignition module and electrode on the appliance side, and gas pressure on the house side. Old lines and old shutoff valves cause more no-heat calls in Richmond than most owners expect. I document whichever side failed in writing.

Yes. For Marina Bay condos we coordinate with building management when a riser shutoff is needed, though most range repairs only need the local appliance valve. Mention that it is a condo when booking and we plan the visit accordingly.
